Two homes can be only a few streets apart and still have very different values.

That is why an online estimate or county tax value cannot tell the entire story.

An accurate pricing review brings several pieces of information together:

- ✓ Lot size, location and nearby development

In the Houston area, buyers may also consider available information about flood history, foundation condition, roof and HVAC age, insurance-related factors and major improvements.

Your Tax Value Is Not Your Selling Price

Is my county appraisal the same as market value?
No. A county appraisal is used for property-tax purposes. Market value considers current buyer activity, relevant comparable sales, competition and property-specific factors.
Which nearby sales should be used?
The strongest comparables are generally similar in location, property type, size, age, condition, features and timing. The closest sale is not always the most relevant sale.
Do renovations always increase value dollar for dollar?
Not necessarily. Buyer preferences, workmanship, the type of improvement and local market expectations can affect how much value an update contributes.
Why do active listings matter?
Active listings are the choices buyers will compare with your home. Their price, condition and presentation can influence how buyers perceive your property’s position in the market.
Can a REALTOR® give me an appraisal?
A real estate agent can provide a comparative market analysis or broker price opinion when appropriate, but that is not the same as an appraisal completed by a licensed or certified appraiser.
Does a market analysis guarantee my selling price?
No. A market analysis is an opinion based on available information and current conditions. The final price depends on buyer response, negotiations, property condition, financing and other transaction-specific factors.
