What sellers should understand in a market where buyers have more choices

Why can two similar Houston-area homes hit the market around the same time, yet one attracts an offer while the other continues to sit?

It isn't always one thing.

As buyers gain more choices, they can compare properties more carefully. Price, condition, presentation, competing inventory, showing availability and even the cost of owning the home can influence which property gets the showing and ultimately, which one receives an offer.

For sellers, that makes preparation and positioning before listing increasingly important.

What Buyers Are Comparing

  •   Asking price and overall value
  •   Property condition and expected repairs
  •   Photography and online presentation
  •   Competing resale homes and new construction
  •   Showing accessibility
  •   Taxes, HOA costs, insurance, financing and anticipated maintenance

1. Price Isn't Just a Number- It's Your Position in the Market

A seller's desired proceeds and a property's market value are two different things.

Buyers generally compare your home against other properties they could purchase within a similar budget. If another property offers updated finishes, fewer immediate repairs or other features a buyer values at a comparable price, it may appear to offer greater value.

Pricing should go beyond

“What did the house down the street sell for?”

I also want to know:

  • What has sold recently?
  • What's currently available?
  • What's pending?
  • How long are comparable properties taking to sell?
  • Have competing properties reduced their prices?
  • What condition are those properties in?
  • Is nearby new construction competing for the same buyer?

The objective isn't necessarily to be the least expensive property. It is to understand where your home fits among the alternatives buyers currently have.

2. Condition Can Change a Buyer's Perception of Value

A home doesn't have to be completely renovated to be marketable.

But small maintenance issues can add up. Worn paint, damaged trim, stained flooring, burned-out lights, unfinished projects, deferred exterior maintenance or overgrown landscaping may individually seem minor.

Together, they can influence a buyer's perception of the property's overall condition.

That doesn't mean sellers should renovate everything before listing. Preparation should be strategic.

Category Question to Ask
Maintenance What needs attention before buyers begin evaluating the property?
Presentation What could help buyers better understand and experience the space?
Renovation Would a larger improvement realistically make sense before selling?

Sometimes cleaning, decluttering, landscaping, paint touch-ups and completing smaller repairs can be more practical than undertaking an expensive renovation immediately before listing.

3. Your First Showing Often Happens Online

Before many buyers walk through the front door, they see the property online.

And they aren't viewing your listing by itself. They may be scrolling through several competing homes within minutes.

Photography, lighting, room arrangement, listing information and overall presentation can influence whether a buyer decides to take the next step and schedule a showing.

The goal

Present the property accurately and clearly so buyers can understand its layout, condition, improvements, outdoor spaces and relevant features.

4. Buyers Compare More Than Purchase Price

Two homes listed at the same price don't necessarily represent the same financial decision.

Depending on the property, buyers may also evaluate:

  • Property taxes
  • HOA assessments
  • Insurance considerations
  • Anticipated maintenance
  • Immediate repair needs
  • Financing costs
  • Available seller or builder incentives, when applicable

This can be especially important in parts of Greater Houston where resale properties compete with new construction.

A better question

“What else can a buyer purchase within this general price range and search area?”

That's the competition worth understanding.

5. Showing Accessibility Matters

Sellers have jobs, schedules, pets and everyday responsibilities. Reasonable showing parameters may be necessary.

But accessibility still matters.

If a buyer plans to tour several properties and one is repeatedly difficult to schedule, that property may receive fewer opportunities to be considered.

The goal is to find a showing strategy that balances the seller's needs while providing reasonable access for prospective buyers and their representatives.

6. Once You're Listed, Pay Attention to What the Market Is Saying

Listing a property isn't the end of the strategy. It's when you begin receiving new information.

Online interest but few showings?

Review pricing, presentation, competition and showing accessibility.

Multiple showings but no offers?

Compare buyer feedback, property condition, pricing and competing properties.

Very little activity?

Look at what comparable properties are experiencing before assuming the issue is any single factor.

A price adjustment isn't automatically the answer to every situation.

The important part is to review the evidence rather than guess.

Prepare Before the Sign Goes in the Yard

One of the biggest advantages sellers can give themselves is time.

Before listing, consider reviewing:

  •   Comparable sales and current competition
  •   Property condition and potential repairs
  •   Improvements and available documentation
  •   Landscaping and curb appeal
  •   Decluttering and furniture placement
  •   Photography preparation
  •   Showing strategy
  •   Pricing and market positioning
  •   Estimated selling expenses and potential net proceeds

No strategy can guarantee a particular sales price, timeframe or outcome. Sellers can, however, make informed decisions about the factors within their control.
